BEFORE THE SIGN GOES UP
Clarity is
part of the craft.
A compelling presentation starts with knowing what matters about a property—and being precise about what can be said.

THE APPROACH
More intention.
At every stage.
Preparation & architecture
Walk through the home, document the useful details and understand how the spaces connect. Agree on a preparation plan that respects your timing and budget. Not every improvement is worth making.
Positioning
Review relevant properties and current conditions together. Make the assumptions behind pricing clear, then decide how feedback and changing conditions will inform the strategy.
Photography & film
Plan the light, the sequence and the spaces worth showing. Still photography should be precise and honest. Use film only when movement explains something a photograph cannot. Any virtual staging should be identified.
Story & digital presentation
Let the architecture and useful details lead the description. A considered property page gives photographs room to work while keeping specifications, context and next steps easy to find.
Distribution
Choose the channels that suit the property and the approved marketing plan. Reach interested buyers with clear property information and geographic context, without demographic targeting or unsupported claims.
Negotiation & follow-through
Evaluate the whole offer: financing, contingencies, timing and terms. Keep the choices legible and the communication direct through the remaining steps.
WHAT IS MY HOME WORTH?
A range David prepares
himself.
Send the address and David reviews comparable sales, the condition and layout of your home and current conditions, then writes back with a range and the reasoning behind it — usually within one business day.
No automated estimate is produced, no price is promised, and nothing is listed. Prefer an instant computer estimate first? Open David’s Ascend home-value tool ↗
BEFORE YOU DECIDE
Selling questions, answered
- What is my Austin home worth?
- David prepares a written range from recent comparable sales, the condition and layout of your specific home, and current market conditions. He sends it within about one business day. It is a prepared opinion of value, not an automated estimate and not an appraisal.
- How is a prepared range different from an instant estimate?
- An automated estimate applies a formula to public records and cannot see a remodel, a difficult slope, a shaded lot or a recent roof. A prepared range starts from the same comparable sales, then adjusts for what a person can verify about your home.
- Does asking for a range list my home or commit me to anything?
- No. Requesting a range starts a conversation with David. Listing an Austin home requires a written listing agreement with the sponsoring brokerage, which is a separate decision you make later.
- What should I do before selling an Austin home?
- Walk the home with an agent before spending money on it. Some repairs return their cost at sale and many do not. David reviews preparation, pricing assumptions, photography and launch timing with you before anything is scheduled.
Start with a walk-through.
And a conversation.
A useful first step toward understanding your home and your options, before any decision about listing it.
